Termite/WDO and mold & air quality pricing is based on square footage. Radon covers homes up to 3,000 sq. ft., larger homes need an additional monitor. All add-ons are performed during the same visit.
The Pool & Spa promise: If the property has a pool or spa, we inspect it automatically at no extra charge, every inspection, every time. It's a visual, non-invasive inspection of the surfaces, lanai area, and equipment (not a leak detection test, which requires a licensed pool company).

Pricing questions
Most inspections take 2 to 3 hours depending on the size, age, and condition of the home. You're welcome to attend — we actually encourage it, especially the final walkthrough where we summarize what we found.
Your full photo-documented digital report is delivered the same day as your inspection, usually by that evening.
Yes. If the property has a pool or spa, we inspect it at no extra charge as part of every home inspection. It's a visual, non-invasive inspection of the pool and spa surfaces, the surrounding lanai area, and the equipment: we run the heater, pump, and motors to confirm they operate, and visually check the filter, skimmer, and basket. Note that a pool & spa inspection is not a leak detection test — that must be performed by a licensed pool company, and we're happy to recommend one if you want an in-depth evaluation.
